Client Brief

A 5,040 square foot detached house in Kowloon Tong, home to three generations, has been transformed into a European-style residence with smart home technology. The renovation aimed to create both communal and private spaces for a family of six and their dog, while maintaining the original four-storey layout.

Concept & Style

The design features minimalist European style with subtle luxury, using mouldings, marble, and metallic elements. This five-level house includes a spacious entrance hall, yoga room, family lounge, bedrooms, walk-in wardrobes, en-suite bathrooms, and an outdoor garden. A facial recognition system enhances privacy.

Reconfiguration

Key changes included an open-plan kitchen with Western and Chinese cooking facilities on the first floor, reconfigured bedrooms and separate walk-in wardrobes on the second floor, and a new study and storage room on the third floor.

Challenges

The most significant challenge was introducing Hong Kong’s Buildings Department-approved glass-walled lift in a residential property, requiring skilled craftsmanship for the exterior finishing.

Solutions

The designers maintained the cohesive public areas using a minimalist European style, while incorporating personalised elements in the private spaces. Matthew Li and Maggy Cheung of Grande Interior Design said: “We discussed with the homeowner several times to understand their family habits, designating the lower floors as main activity areas, such as the basement for leisure and the first floor for living and dining with an open kitchen, and upper floors for quiet, private spaces connected by stairs and an elevator.”

They also set a budget beforehand, prioritising key features and balancing materials to manage costs. The project was executed in stages, starting with the elevator and concealment work, then progressing to interior finishes on each level for quality and efficiency.

Tips

  • Integrate the home office, audio-visual room, entertainment area, and walk-in wardrobes across different floors, allowing for future adaptability. Incorporate built-in storage in transitional spaces to prevent clutter.

  • Reduce unnecessary partition walls by opening up the living and dining areas to improve light and ventilation. Use glass doors and windows as partitions to increase light and depth. Employ reflective materials such as mirrors and polished marble to bounce light, and designate areas without natural light for storage and bathrooms.
