East Dulwich has long been a magnet for those seeking the perfect balance between urban energy and a relaxed, community vibe. And now, it’s home to Eastbrook, a distinctive new development by independent craft-led property developer Kinland, that takes this balance to a whole new level.

Designed by Dust Architecture, the development focuses on balancing raw materials with refined design. The homes feature light brickwork and cast-concrete detailing, with an emphasis on seamless transitions between indoor and outdoor spaces. Multi-level terraces and paved pathways create a sense of openness while maintaining an urban character.

The interiors, curated by design studio Ademchic, aim to combine timeless and contemporary elements. Natural materials and neutral tones provide a calm backdrop, while high-end finishes and textured accents add to the overall design. Bedrooms include lime-washed walls, engineered oak flooring, and custom-built light oak wardrobes. Bathrooms feature Moroccan-style tiles, terrazzo basins, concrete floors, and matte black brassware.

The open-plan living areas and kitchens are designed for both practicality and social interaction. These spaces include light oak cabinetry, polished concrete worktops, and terracotta mosaic splashbacks. Polished concrete floors with underfloor heating and oak panelling are featured throughout, combining warmth and functionality. Bosch appliances and bespoke joinery reflect the attention to detail in the design.
